Nosara Springs - Las Playas de Nosara, Guanacaste, Costa Rica

The largest, level parcel of land within the original "Beaches of Nosara" subdivision has now been further subdivided into over 30 new lots and given the name of Nosara Springs. 

Formally designated on the 1972 map as parcel R-3, this magnificent 23 acre wedge of land is situated at the northern end of this notable beach community, near the gorgeous white sand & tidal pools of Playa Pelada and just southwest of the Nosara River; only a five minute drive from the spectacular surf, sand and shells of endless Playa Giones.

Nosara Springs offers lots from 1120 square meters to almost 5000 square meters, all within a very unique, forest eco-system and yet located on an official, municipal public road. Environmental annotations have been recorded in the National Registry of Costa Rica for these parcels, in order to  maintain a residential character and prohibit some types of commercial development like surf shops, quad-rentals or hotels & restaurants with loud music. From the outset, the intent has always been to create and preserve a quiet community in full harmony with our glorious, natural setting.

Termed “action gardens” by the developer, this land is located just 100 meters from the Nosara River, 500 meters from the exquisite Pelada Beach and a few hundred meters from the “Boca”. Boca is Spanish for “mouth” and this is exactly where two pristine rivers, the Rio Montaña and the Rio Nosara, come together and enter the blue pacific in turmoil of tides, feasting sea birds and snook. The energy is truly awesome!

It is an understatement to say that this creates a unique ecology, even for the unique & pristine beach community of Nosara. A large tract of adjacent land has now received official designation as a  government recognized, biological reserve.


No, there are no ocean view lots in Nosara Springs. But imagine arising at the break of dawn just to sit and witness in silence, the action in your garden. A spectacular variety of colorful, tropical forest birds sing in the branches of the trees, though you will also see spoonbills, egrets and herons from the river ecology as well as occasional pelicans, turns and frigates flying overhead, to or from the ocean. This is the domain of howler monkey and they can be observed moving through the treetops, emitting their signature calls, anytime during the day but especially at dawn and sun set. Occasional anteaters are to be seen as well as families of armadillos combing the underbrush and scurrying through the leaves. Pisotes can also be found along with iguanas and other lizard species. This is a truly remarkable micro-climate and one of the more interesting in the entire, semi-arid, tropical, Nicoya peninsula.


Water is provided to your land by the Nosara water district (ASADA), electricity by I.C.E. with the installation by the developer of seventeen, 33 foot tall concrete poles, transformers and insulated, monkey-friendly electric cable. A true rarity in the Nosara beach area is the perfect, five bar signal strength GMS cell phone reception. Asphalt roads are finally coming to Nosara after a thirty year wait and this paving process has been rumored for late 2012. Nosara Springs is located just a mile from the old town of Nosara and its small, newly refurbished airport. The proposed Guanacaste Beach Road (the Sunshine Highway) that will finally link all the beautiful beaches of this province will be just a stone's throw from Nosara Springs.

Needless to say, while simmering along for almost 40 years, Nosara has attracted some very interesting people. Musicians, artists, pilots and ship captains, equestrians, surfers, roughneck oilmen, architects, famous actors and carpenters among others. The community boasts more than a dozen, fine, international level restaurants serving Mexican, French, Italian, Spanish, Swiss,  Moroccan and fine North American cuisine, be it steaks and chops at Marlin Bill's or California Fusion at La Luna.
